The Client Relationship Manager will be responsible for the management of and communication to Forum’s investor partners as well as the capital raise for all Forum companies. The Client Relationship Manager will work in conjunction with the VP of Business Development (VP of BD) to review and deliver all communications to investors through written copy, electronic and in-person meetings. The Client Relationship Manager will be responsible for the delivery and distribution of communication to investor partners.

The Client Relationship Manager will be responsible for the tracking, communication and engagement of the company’s investor partners across multiple touch points, including, but not limited to, offering memoranda, quarterly letters, portfolio reporting, and planned investor events. The Client Relationship Manager will work in conjunction with the VP of BD in raising capital across the company’s existing capital sources for Forum Companies. Targeted investor channels will include, but not be limited to; High Net Worth individuals, Single Family (SFO) and Multifamily Offices (MFO), Institutional Investors, and RIAs.

      • Oversee the capital raise process in coordination with the Vice President of Business Development for all Forum Companies.
      • Responsible for dissemination and management of the capital raising process across the company’s existing investor database, including documentation, funding and closing coordination with the various team leads.
      • Manage the utilization of the Company’s CRMs to track existing and prospective investor information.
      • Manage the monthly and quarterly investor reporting delivery process ensuring that investors receive timely and useful information regarding their current investment portfolio.
      • Review and improve the company’s current investor communications, identifying areas of improvement based upon industry best practices for all communication, reporting, and events and ensure consistency of communication.
      • Oversee the coordination of all client events including the annual investor conference.
  • 8+ years of professional experience in capital raise.
  • Strong understanding of mezzanine and subordinated debt as well as multifamily real estate.
  • Fluency in a broad range of securities, structures, portfolios and markets.
  • Superior presentation skills.
  • Excellent written and verbal communication skills and the ability to multi-task in a fast paced environment.
  • Experience in investment management business development, client service/or product management focused on RIA and single/multi family offices.
  • Ability to act as a player coach.

The Associate Director of Investor Relations is responsible for the execution of all sales support, service, and marketing-related activities for the group. The Associate Director is responsible for directly supporting the efforts of the Director of Investor Relations and the Managing Director of Business Development, and their associated sales and marketing activities. This role is responsible managing existing relationships through a consultative sales approach through regular communications (phone calls, emails, etc.). This position requires an individual that has a sales focus with excellent phone skills, strong work ethic and a competitive drive to succeed.

      • Assist BD/IR team in development and execution of department business plans in support of company goals.
      • Proactively provide sales and service support by assisting with questions, forms/documents assistance, and working as a liaison to help with resolution of operational items.
      • Ability to convert leads into prospects by effectively communicating our product offerings through proactive and consistent follow-up including, but not limited to:
        • Phone calls

      • Create, develop and manage reporting, analytics and investor documents.
      • Develop and manage an active calendar of events including investor conferences, non-deal roadshows, and other investor and analyst events.

The Development Analyst role will collaborate with the Development Team in all aspects of the development process, including feasibility assessment, acquisition, financial modeling, financing, zoning/entitlements, permitting, construction, leasing, delivery and disposition. Position will also involve miscellaneous tasks related to existing projects. Analyst will encounter a variety of roles ranging from high-level decision making to maintaining detailed project coordination and organization.

      • Creating and modifying development models, budgets, and proformas to assess potential developments and assist in ongoing development of existing projects.
      • Analyzing and comparing complex partnership agreements and project capitalization options.
      • Preparing investment memoranda and other presentations for internal investment review, to raise equity and secure debt.
      • Assist in the preparation of various ad-hoc analyses and materials to facilitate the development and finance teams.
      • Coordinate and gather industry and market information including comparable rent/sales data, operating expenses and other pre-development costs.
      • Assist in the preparation of investment committee memorandums.
      • Participate in the pipeline and investment/development selection with upper management.
  • Exceptional Excel modeling skills including dynamic monthly proformas, sensitivity tables, construction loans and equity waterfalls. Advanced Microsoft Excel (v-lookup, macros, and pivot tables) are desirable.
  • Knowledge of development fundamentals; including the process, proforma, design, financing, permitting, construction, and project management.
  • Good eye for detail and graphic design to help create compelling presentations for investment offerings, internal approval process, financing, and entitlement presentations.
  • Ability to work independently and proactively coordinate portions of a project to leverage team effectiveness.
  • Motivation to self-start and handle multiple tasks for multiple projects concurrently.
  • Resourcefulness to independently dig for market data from various sources and relationships.
  • Detail-oriented, but ability understand and communicate the bigger picture through clearly summarized written and verbal communication.
  • Bachelor’s degree (Real Estate, Economics or Finance preferred).
  • 1-2 years minimum hands-on experience as an analyst and/or underwriter at a commercial real estate firm, financial institution, special servicer or fund preferred.
  • Must be proficient in cash flow modeling and understanding financial statements.
  • Strong organizational skills with a sharp attention to detail.
  • Self-motivated and driven, ability to work efficiently and effectively in a fast moving, demanding and dynamic environment.
  • Detail oriented and ability to manage multiple projects and deadlines.
  • Experience with commercial real estate finance a plus.
