POSITION SUMMARY

Investor Relations (IR) is a critical function within the Forum companies. The Director of Investor Relations is responsible for developing and effectively communicating the company’s narrative including financial results and short-term and long-term strategies and new investment opportunities. This includes understanding and segmenting Forum’s investor base to create targeted communication strategies. The Director must become a specialist in both the firm’s organizational structure as well as its products and strategies. The Director will be responsible for coordinating and collaborating with multiple teams and departments, interacting with all levels of the organization, to effectively nurture and manage investor relationships. The successful candidate must be resourceful, proactive, have a strong ability to problem solve and multi-task, and be a team player.

KEY RESPONSIBILITIES
      • Develop, implement, and manage a strategic plan for investor relations, ensuring IR initiatives are effectively linked to corporate goals and deliver a high quality, consistent investor experience.
      • Partner with senior leadership and functional heads to develop and lead review of investor-facing communications materials, including quarterly and annual reports, corporate announcements, investor presentations, press releases, conference call scripts, Q&As, and backgrounders.
      • Ensure executive team is up-to-date on investor perceptions of the company; recommend and implement any necessary course corrections in messaging and relationship management.
      • Coordinate quarterly reporting, annual K1 and other strategic announcements including appropriate narrative and supporting details.
      • Monitor industry and competitor investor relations developments and provide guidance when necessary.
      • Provide accurate, consistent and timely responses to all external inquiries from investors.
      • Plan an active investor relations calendar of investor conferences, non-deal roadshows, and other investor and analyst events.
      • Understand and assess investor sentiment and implement programs to take advantage of market momentum.
      • Adhere to regulatory constraints concerning fair disclosure of information.
SKILLS & QUALIFICATIONS
  • Demonstrated experience developing investor communications strategy and tactics.
  • Strong verbal and written communication skills with a clear ability to effectively coordinate with a wide variety of professionals at all levels and departments within and outside of the organization.
  • Excellent organization and planning skills with an ability to adapt to changing conditions internally and externally.

ASSOCIATE DIRECTOR – INVESTOR RELATIONS
POSITION SUMMARY

Investor Relations (IR) is a critical function within the Forum companies. The Associate Director of Investor Relations is responsible for the execution of all sales support, service, and marketing-related activities for the group. This role is responsible for creating new and managing existing relationships through a consultative sales approach through regular communications (phone calls, emails, etc.). The position is de-channelized calling on existing investors, wirehouses, independent broker dealers, and RIAs. The Associate Director is responsible for directly supporting the efforts of the Director – Investor Relations and Managing Director – Business Development, and their associated sales and marketing activities. This position requires an individual that has a sales focus with excellent phone skills, strong work ethic and a competitive drive to succeed.  

KEY RESPONSIBILITIES
      • Assist BD/IR team in development and execution of department business plans in support of company goals.
      • Proactively provide sales and service support by assisting with questions, forms/documents assistance, and working as a liaison to help with resolution of operational items.
      • Ability to convert leads into prospects by effectively communicating our product offerings through proactive and consistent follow-up including, but not limited to:

      • Create, develop and manage reporting, analytics and investor documents.

MANAGER – DEVELOPMENT ˇ

MANAGER – DEVELOPMENT
POSITION SUMMARY

Responsible for bottom-line profit and loss responsibility for project conceptualization, planning, permitting, market and financial analysis, financing, retail leasing, design and construction and successfully develop or redevelop multifamily real estate.

KEY RESPONSIBILITIES
      • Participate in the identification, feasibility analysis and negotiation of real estate acquisitions.
      • Source and analyze the feasibility of potential development sites and evaluate associated development schemes.
      • Leading development planning for successful execution of hotel projects, which would include extensive financial investment analysis, pro-forma modeling (oversight) of new developments, opportunistic investment strategies and potential public participation.
      • Source land acquisition opportunities, conceptual planning.
      • Participate in the identification and negotiation of debt financing including public and/or TIF financing, public grants, public incentives, and tax credits.
      • Prepare and direct internal requests for authorization of capital investment and expenditures to initiate development, prepare investment committee packages and investment committee package support.
      • Direct activities with attorneys, architects, engineers, and other consultants to plan projects related to public entitlement, site permits, acquisition due diligence and closing activities.
      • Work with local citizen groups, governmental bodies and other interested parties to obtain necessary project permits and entitlements.
      • Direct and manage the Development project execution team responsible for the construction of projects, coordination of designers and consultants and general contractor, etc.
      • Monitor and assure timely completion of the investment and development within the established budget, schedule, brand identity and required investment returns.
      • Initiate, plan and manage the marketing and leasing plan for development/investment opportunities, including all aspects of marketing materials and promotion, broker relations and supervision of listing agents (as applicable) to broadly expose property, anticipate competition, and secure lease prospects.
      • Understand and negotiate all aspects of lease agreements to determine the impact of each lease on the value of each development/investment.
      • Provide leadership, mentoring, professional guidance, direction and supervision to other internal team members, including Development Project Associates and Investment Analysts.
      • Consult with and assist Asset and Operations Managers in identifying operational and management issues, opportunities and benefits relating to development design and construction and transfer of property to portfolio status or sale at completion. Such consultation will include materials and equipment selection, which will be used in developing projected stabilized operating budgets.
      • Work with Investment Management team to transition project acquisitions and entitlement to project programming, design and delivery phase.
SUPERVISORY RESPONSIBILITIES
  • None, but work in close coordination with Functional team leads (investment management, development, finance); treating them as partners in the business.
  • Responsible for recruiting, hiring, training, and managing any direct reports – evaluating their performance and making compensation/development recommendations accordingly.
SKILLS & QUALIFICATIONS
  • Proven track record of increased responsibility and performance across a broad array of areas (e.g. public finance and incentives, permitting, design, construction, finance, and leasing) leading to incremental asset value and realized or quantified profitability.
  • Strong financial analyses skills, including detailed discounted cash flow analysis utilizing Argus, Excel or similar programs; demonstrated ability to analyze and implement complex financial models and structures and evaluation of corresponding risks.
  • Exceptional communication, presentation and listening abilities and a demonstrated ability to navigate investment/development opportunities through a multitude of public and private steps for successful completion of economic goals and objectives. Exceptional interpersonal, relationship-building skills; social intelligence and political acumen.
