The Chief Financial Officer will join the existing Forum Executive Leadership Team (which includes the Chief Executive Officer, Chief Operating Officer, Chief Development Officer, Managing Director of Development, and the Managing Partner-Forum Capital Advisors). Forum’s current lines of business include multi-family and commercial real estate acquisitions and development (generally managed through individual Special Purpose Entities (“SPEs”), and real estate alternative assets, including the recently formed Forum Income Partners Pool (“FIPP”) and Forum Capital Advisors (“FCA”). The CFO’s role will extend across all Forum business lines.


Executive Leadership Team

      • Providing strategic thinking around the business and specifically to the Finance area.
      • Will understand the drivers of the overall business of the Forum entities while contributing to the Company’s investment strategy.
      • Key areas of accountability include Finance, HR, Capital Markets, Investor Relations.
      • Thorough understanding and experience with Compliance and Risk Management environments, specifically SEC RIA.
      • Will develop relationships with key lenders and investors.


      • Manage all elements of Forum entities’ finance operations.
      • Develop and manage to Forum entities’ finance strategy.
      • Work with the VP – Finance and stakeholders involved in Acquisitions-Development and Acquisition-Existing Assets.
      • Participate on Forum Real Estate Group’s Investment Committee.

Accounting and Reporting

      • Deliver accurate and timely financial statements or other reporting documents to partner group and other constituents.
      • Includes monthly financial statements, weekly rolling cash forecasts, and detailed annual operating budgets.
      • Insure appropriate oversight over financial reports produced by outsourced property managers, including consistent application of GAAP, compliance with partnership and management agreements, and consistency with Forum records.
      • Maintain/revise financial infrastructure necessary to support real estate development efforts.


      • Deliver accurate and timely filing of all tax returns for all Forum entities, investment funds, and property level SPEs within timeframes set forth in operating documents.

Office Operations

Develop sustainable processes/procedures for effectively managing Human Resources.

      • Positively contribute to the company’s culture and embrace what makes Forum fun and unique.
      • Work with the Executive Leadership Team to create and deliver compensation and benefit programs that competitively positions Forum among its peers at an effective cost/benefit.
      • Develop an overall compensation philosophy, including salary, bonus, and equity incentives.
      • Manage Forum’s HR/People Team.

Manage / implement internal IT infrastructure that supports long-term growth (including becoming an RIA) and manages risk –

      • Develop (with third-party assistance) a comprehensive disaster recovery plan, including timelines for achieving various milestones.
      • Evaluate and mitigate (with third-party assistance) Forum’s cybersecurity risk and implement comprehensive policy consistent with Forum’s regulatory compliance regime.

Investor Relations and Capital Markets

      • Supervise Investor Relations and Capital Markets functional areas, providing support and direction as necessary.
      • Manage the execution of Forum’s overall debt & equity strategy.
      • Review all PPM’s and OA’s prior to distribution to investors.
      • Oversee integrity of all financial information communicated to both new and existing investors.

Risk & Compliance

Ensure full compliance with SEC Registered Investment Adviser (“RIA”) guidelines and any other regulatory reporting requirements –

      • Drive Forum’s registration process, including filing of all regulatory forms, and preparation of RIA Compliance Manual and document retention policies and procedures.
      • Design and implement processes and procedures necessary to support all required company specific and employee actions necessary for compliance with the manual.

Revise/Update and maintain Forum’s risk management compliance framework for all Forum entities and (as applicable) properties –

      • Internal Forum point person managing, placing and monitoring all insurance coverage matters, and insuring best practices coverage across all business lines.
      • First point of contact for Forum legal matters/contract review.


Together with Investment Management & Development teams, implement comprehensive financial processes/procedures to accurately and effectively close real estate acquisitions and dispositions, collect capital from investors, and distribute quarterly and periodic liquidity proceeds.

Deliver supporting communications/analyses and infrastructure necessary to enable Forum to execute on the newly formed Income Opportunity Fund and expand the FIPP product –

      • Integral member with FCA Managing Partner to develop all fund offering materials including marketing, legal, and investor due diligence.
      • Drive closing of funds.
      • Create accounting, finance and tax processes for all fund activity independent of SPE activity, including capital calls & distributions, tax preparation and compliance, etc.

  • Will have deep alignment with Forum’s values, ethics and culture.
  • Sophistication and depth as a broad real estate investor; understanding the drivers of real estate acquisition, ownership and disposition.
  • 10+ years’ experience as a Chief Financial Officer or other senior financial officers of a real estate company.
  • Experience in Risk and Compliance environments, specifically SEC Registered Investment Advisor guidelines.
  • Will bring management expertise and fiduciary perspective to manage and lead the financial aspects of the Forum entities.
  • Will serve as a strong contributor and partner to other members of the Executive Leadership Team.

Technically Strong in GAAP, Partnership Tax and Contract Review

  • Active CPA license; substantive and extensive experience with partnership tax; previous experience in Big 4 (audit or tax) or nationally recognized firm strongly desired, but not required.
  • Substantive prior experience reviewing / negotiating various legal documents.
  • Minimum of a four-year degree in Finance, Accounting, Economics
  • Minimum 10 years’ experience as Chief Financial Officer or other senior financial officer roles in a real estate development company, including accounting and/or financial planning and analysis

The position will be a member of one of Forum’s Investment Management teams and will report directly to respective team’s lead Investment Manager. This individual will be responsible for providing analytical support for both asset management and acquisitions related activities with primary functions including, but not limited to, analyzing and understanding property operations and asset management in order to maximize the portfolio’s efficiency and performance as well as assisting in identifying and underwriting prospective multifamily apartment acquisition opportunities to grow Forum’s real estate portfolio.

      • Works daily with the Investment Management Team and 3rd Party Property Managers to:
        • Assist in the development, presentation, and execution of comprehensive annual business plans and budgets for each asset with the selected regional portfolio
        • Understand and review overall property performance metrics, property financials and variance reporting and identify areas that will need to be a point of focus for operational success
        • Improve property performance by creating and analyzing reports from global systems and regional managers
        • Maximize the total return for each asset through the analysis and detection of property efficiencies ( I.E. –cost savings initiatives )
      • Perform asset-level valuation reviews as needed, including gathering market data, reviewing property performance and measuring each asset against its budgets and goals
      • Develop a strong knowledge of competitive apartment communities, the development pipeline and other economic drivers that could impact asset performance within the selected region
      • Successfully partner with regional third-party property management teams, including working with Property Managers, Regional Managers, leasing staff and marketing personnel
      • Develop and utilize relationships with brokers and owners to source new transactions
      • Underwriting all aspects of new deals including entering property financials into acquisitions model, manipulating rent rolls, constructing rent analyses, property operating cost analyses, the creation and maintenance of capital expenditures schedules
      • Assist with the management of property due diligence efforts with other Property Management and Asset Management, including lease audits, unit walks, turn scheduling, assist in the coordination of travel
      • Assist with sourcing and placing new debt financing on prospective acquisitions
      • Assist in the creation of Investment Committee and Offering Memorandums documents
      • Assist with the closing and onboarding of new assets and ensure a smooth and successful transition into the portfolio
  • Excellent financial and analytical acumen with a thorough understanding of financial statements and reporting
  • Solid knowledge of property valuation techniques and practices
  • Detailed understanding of the due diligence process – Experience in contract negotiation is a plus
